During exits – there is no need for you to be present, or to worry about this aspect in any way. We have a rigorous but fair checklist that we have developed over years of managing let properties, and we know what to look for when conducting an exit inspection. All of our findings will be communicated with you before anything proceeds, but a vast majority of the time people are in agreement with our assessments.
We have a team of very experienced professionals who are specialists in the areas we cover. One of these team members will meet you at your property to give you a free, no obligation assessment of your property taking into account factors such as condition, demand and location. We will offer advice on improvements to the property, and give you a recommendation of what sort of price bracket you will be looking at.
Any person looking to rent is welcomed into our office and assisted by an experienced lettings advisor. We explain the process thoroughly and ensure that they understand the process and the commitments required for them to become a successful applicant. Any potential tenants in any of our rental properties are required to undergo a strict screening process which mitigates any risk factors associated with lettings. We ensure they go through a referencing procedure and that the monthly financial commitment is achievable for them.
Our referencing process mitigates the (albeit unlikely) risk that sometimes comes from renting out a property. A previous landlord reference is always pursued, and we also conduct employment, credit a financial profile checks to ensure the new tenant has a history of on-time payments, and is able to comfortably meet the financial requirements so as not to cause financial difficulties for either the tenant or the landlord.
All tenants will be required to submit a security deposit, which we handle entirely. All deposits taken are stored in the Tenancy Deposit Scheme and are approved by all the relevant governing bodies. All deposits during the duration of a tenancy secured by Number One Lettings will be kept in a secure account and protected by the Tenancy Deposit Scheme rules and regulations. Please note this is required and non-negotiable.
Once we have identified a suitable tenant, we take care of making it official. The new tenant will be walked through all documentation with one of our lettings experts to help the process move along smoothly.
Come the end of a tenancy it is important that your property is left in an acceptable condition. We inspect the property thoroughly to ensure there are no surprises, and deduct from security deposits if required accordingly.
