As a professional, Newport-based managing agent and block management company we specialise in all aspects of residential block management on behalf of Residents’ Flat Management Companies (RMCs), leaseholders, and freeholders. These services are also sometimes referred to as leasehold management, remote property management, or, where there are differences like larger areas, boundary issues, communal outdoor areas, and estate management. Whatever your preferred term, we are confident that we can provide the best possible services.

Our fee for administering the management of a specific site will always vary based on the complexity of the site to be managed.

To note, some services fall outside day-to-day management of the site and may incur additional charges as and when necessary and in agreement with the Client.

Our Residential Block Management Service

As your residential block management services provider our responsibility is to utilise the service charge to provide a range of services to manage the communal areas and shared spaces of residential properties. Although each block may have different types of internal and external communal areas with different needs, all of these will be identified and addressed by maintenance contractors. Our block management services include:

  • The health and safety inspections and maintenance of vital safety aspects of the block such as fire alarms and smoke detection systems, fire extinguishers, smoke vents, and dry risers. We also manage periodic fire risk assessment for our clients.
  • Cleaning of the communal areas and window cleaning (internal and external).
  • Attending to internal and external lighting and heating (HVAC).
  • Maintaining the door entry systems (and/or automatic gates) and the lifts.
  • Landscaping duties (hard and soft).
  • Structural repairs and periodic redecorating.

Bespoke, Transparent, Block Management Solutions

Other services we can help with include:

  • Legislation help and advice. We can help our clients to navigate their way through the legislation that provides structure to managing a property and how this applies to their block.
  • Where required, to act as Company Secretary and/or the registered office for a Residents’ Management Company.
  • Administering the employment of caretakes, concierges, or wardens where required.
  • Arranging general insurance and providing buildings insurance, liabilities insurance (Directors’ and Officers’), and any engineering policies for lifts and machinery, plus helping with insurance claims and administration.
  • Organising and attending meetings e.g., annual, general, or extra-ordinary general meetings.

Emergencies

The Number One Property Management office hours are 9am to 5.30pm Monday to Friday and 9am to 5pm on Saturdays.    Our office is closed on Sundays, Christmas Day, Boxing Day and New Years Day.
